Home / The Lender's Eye / The VA Loan, From an Underwriter's Desk
Military & VeteransWhat Fort Campbell families should know about VA loans, from someone who has underwritten them, not just heard of them.
The VA loan is, plainly, the strongest financing instrument available to any American buyer: zero down, no monthly mortgage insurance, competitive rates, and assumability that can become a golden asset when rates rise. And yet VA buyers around Fort Campbell routinely have offers rejected because listing agents believe myths about the program: that VA appraisals are brutal, that VA closings drag, that VA buyers are shaky.
After 36 years underwriting and originating mortgages, I can tell you: a well-prepared VA file closes as fast and as reliably as any conventional loan. The problem was never the program. It's preparation, and representation.
Entitlement math: how much of your entitlement is in use, whether you can hold two VA loans at once during a PCS, and how a prior short sale or foreclosure interacts with restored entitlement. Getting this right up front sets your true budget.
The appraisal and MPRs: VA appraisals enforce Minimum Property Requirements (safety and soundness items like handrails, peeling paint on older homes, and functioning systems). On most Clarksville-area homes these are non-issues; on the ones where they aren't, I flag it before we offer.
The funding fee: it varies with down payment and prior use, and it's waived entirely for disability-rated veterans, a detail that changes the math and gets missed more often than you'd think.
Seller concessions: VA rules on concessions are actually generous. Used well, they can buy your rate down or cover costs, another lever most agents never pull.
When I submit a VA offer, the listing side gets more than a contract; they get a deal narrative: verified funds, underwriter-quality pre-approval, appraisal strategy, realistic dates. In lender language, from someone who speaks it natively. That's how you turn 'ugh, a VA offer' into 'this is the strongest file on the table.' Your service earned this benefit; the right representation makes sure you get full value from it.
