How early should I talk to Monty before buying?

Does Monty only work with certain price ranges?
No. Recent closings run from the low $300s to the mid $400s and beyond, first homes to investment properties to land. The service is the same at every price.
Can Monty help me choose a lender?
He no longer originates loans, so he has no financial stake in your lender choice, which is exactly why his read is valuable. He'll evaluate your quotes like the underwriter he was and tell you which offer is genuinely strongest.
What about new construction? Do I still need an agent?
More than ever. The builder's sales office works for the builder. Monty reviews builder contracts, prices the true cost of preferred-lender incentives, and negotiates the items builders actually move on. His commission is paid by the builder; representation costs you nothing.
